We are on the hillside that looks across Sabden Valley, to Pendle Hill, famous for the Lancashire Witches.

We are very rural but close to the motorway, rail and airport network, so handy for holiday or business visitors.

Breakfast is served in the conservatory overlooking our wildlife pond and across Sabden Valley to the lower end of Pendle Hill.

Both en-suite rooms look out onto fields where our sheep graze. They have been known to graze in our garden. But that's another story.

Babies and children are most welcome - we have available a travel cot, a fold-up bed, highchair, baby walker as well as toys to entertain them.

And there are freshly made scones with butter and jam waiting for you in your room when you arrive.

Well-behaved dogs are also welcome. And we have 'guest' packs for them.
